submersible pump

Sits down in the well. Most common on modern wells and requires pulling the pipe to service.

pressure tank

Holds pressurised water so the pump isn't constantly cycling. A failed bladder causes rapid cycling and kills pumps.

short cycling

Pump switching on and off rapidly. Usually the pressure tank, and it destroys the pump if left.

static and drawdown level

Water level at rest and while pumping. How well capacity is judged.

GPM

Gallons per minute — the well's yield. Lenders often require a minimum.

coliform

Bacteria indicator. A positive result means the water is not safe to drink untreated.

hard water

Dissolved calcium and magnesium. Causes scale and poor lathering — a softener problem, not a health one.

iron bacteria

Causes slime, staining and a musty smell. Needs shock treatment rather than filtration alone.
